Professional Practice runs from 2:00 PM to 6:00 PM and carries half your total grade. It covers brokerage practice, real estate finance, urban and land use, appraisal, and more.

What the real estate brokers exam covers

Specifically, each subject area pulls from distinct laws and practice areas. Here is what PRC has listed under each cluster.

General/Fundamentals of Real Estate Service covers property ownership fundamentals, the Code of Ethics, legal requirements under RA 9646 and its IRR, and real estate laws including the Agrarian Reform Law, CARPER, RA 7160 (Local Government Code), and RA 8424 (National Internal Revenue Code).

Similarly, Special and Technical Knowledge covers subdivision development under PD 957, BP 220, and PD 7279; condominium concepts and other real estate holding types; legal aspects of sale, mortgage, and lease; and documentation and registration.

Furthermore, Professional Practice covers real estate brokerage practice, finance and economics, urban and land use, planning and zoning, basic ecology principles, and basic appraisal for brokers. At 50% weight and four hours long, this is where the exam is won or lost.

What to bring on April 16

One item stands out compared to most PRC exams: PRC allows one non-programmable calculator per examinee. Proctors inspect and reset it before the exam starts, so bring it ready. Check PRC Commission Resolution No. 1809-2024 for the updated list of allowed models. Note that CASIO FX-991ES and CASIO FX-991ES Plus are explicitly prohibited.

In addition to the calculator, bring the standard PRC requirements:

  • Notice of Admission
  • Two or more No. 2 pencils
  • Ball pen with black ink only
  • One long brown envelope
  • One long transparent (non-colored) plastic envelope
  • Packed snacks, meals, and medications in clear or transparent containers, with sufficient drinking water for the full day

Items prohibited inside the exam room

However, leave the following at home. PRC proctors will confiscate any of these on sight:

  • Books, notes, review materials, and printed materials with coded data or formulas
  • Programmable calculators, including CASIO FX-991ES and CASIO FX-991ES Plus
  • Smartwatches (Apple, Samsung, and similar), cellphones, earbuds, Bluetooth devices, and transmitters
  • Portable computers and any electronic device that can store or retrieve data
  • Bags of any kind (backpack, shoulder bag, ladies bag, attache case)

PRC proctors conduct bodily searches per Memorandum Order No. 57, s. 2020. The examinee takes full responsibility for any personal item brought to the venue.

Before exam day: three things to confirm

First, check your building assignment at prc.gov.ph two to three days before April 16. Visit the venue in person so you know exactly where to go on exam day.

Additionally, arrive before 6:30 AM. You need to verify your room and seat number on-site. PRC does not admit late examinees. That rule has no exceptions.

Finally, wear the correct attire. Males must wear a white polo or shirt with collar, with no seal or logo, and decent slacks or pants. Females must wear a white blouse or shirt with collar, with no seal or logo, and a decent skirt or pants. Specifically, PRC enforces this requirement at the door.
