Finding your name in the consultant passers list
Tap the passers list button above and search the PDF for your surname. The consultant list is short, so it loads fast on a phone. Your result covers both parts of the exam, the written test and the revalida, in one list.
If the box still says pending
Until PRC posts the batch, the box shows its target date. Rely on PRC’s own announcement, not a reposted image. Once the files go up, the buttons above work without any change on our side.
Lately PRC has posted this list within one or two working days after the revalida ended. Even so, treat the date in the box as the guide.

Real estate consultant, broker, or appraiser?
All three are PRC licenses under Republic Act No. 9646, the Real Estate Service Act, and one Board of Real Estate Service, but each covers different work. Section 3 of the law defines them:
- Consultant: offers “professional advice and judgment” on the acquisition, use, or disposition of land and improvements. The law also covers “the conception, planning, management and development of real estate projects.”
- Appraiser: estimates and gives “an opinion of” real estate values, delivered in a written report. Our real estate appraiser board exam results track that list.
- Broker: “acts as an agent of a party in a real estate transaction,” such as a sale, lease, or mortgage. That exam has its own page: real estate broker board exam results.
Where does the real estate salesperson fit?
A salesperson takes no board exam. Section 12 requires an exam from every applicant “except a real estate salesperson.” Instead, the Board accredits them (Section 31). They need at least two years of college plus training in real estate brokerage. They work “under the direct supervision and accountability of a real estate broker.” For more on that pairing, read what a real estate broker does in the Philippines.
Why the title on the card matters
I dealt with a real estate professional when I bought a parcel of land in Indang, Cavite. On paper, though, “real estate professional” can mean a consultant, an appraiser, a broker, or an accredited salesperson. Each has a different role under the law.
If you are buying a lot or a house, our guide to the Pag-IBIG housing loan covers that side. For investors, our explainer on REITs in the Philippines covers a different way to own a share of property.
Next real estate consultant board exam schedule
Section 12 of RA 9646 sets the minimum. The Board gives these exams “at least once every year in such places and dates as the Commission may designate.” Recent sittings show how much the timing moves. One written part ran on December 3, 2025, with the revalida in January 2026. The next ran on September 8, 2026, with the revalida on October 5 to 7.
In 2026, PRC held the written exam in NCR, Cagayan de Oro, and Cebu, after removing Davao. The revalida was in NCR only. A blank schedule box means PRC has not posted the next sitting yet.
Who can take the consultant exam?
Section 14 sets the general rules for every real estate service exam:
- Philippine citizenship.
- A relevant bachelor’s degree from a state university or college, or from a school recognized by CHED.
- Good moral character, and no conviction for any crime involving moral turpitude, which means a crime of dishonesty or depravity.
Consultant applicants need one more thing, which the law spells out in a proviso. You must show “at least ten (10) years experience as a licensed real estate broker or an assessor, or as a bank or institutional appraiser or an employed person performing real property valuation.” Alternatively, “at least five (5) years experience as a licensed real estate appraiser” also qualifies.
The written exam and the revalida
The written test counts for 60%, and a project feasibility study with its oral defense counts for the other 40%. PRC’s program for the 2026 sitting split it this way:
Real estate consultant exam, 2026 sitting
From PRC’s program approved June 29, 2026.
The feasibility study must connect to a real estate development project. According to the program, it covers the market, financial, social or community, and environmental sides. It ends with recommendations and conclusions. At the revalida, each examinee presents an executive summary of the study in up to fifteen minutes, then defends it.
Section 15 sets the passing rule for the whole exam. You need an average of at least 75% in all subjects, with no rating below 50% in any subject. Check the newest program before your own sitting, since the Board may regroup the subjects (Section 13).
If your name is not on the list
Watch the schedule box and PRC’s announcements for the next sitting, its filing period, and its instructions. PRC confirms each date in its schedule, so we do not guess the next one here.
Meanwhile, keep your proof of experience and other papers in order for the next filing. Here is how the recent batches went.
Checking a real estate consultant’s license
Go to verification.prc.gov.ph, PRC’s free online verification. Pick the profession, type the name, and confirm that the license is active. Since a passers list only shows who passed the exam, the registration check is the one that counts. For the basics, see what a PRC license covers.
After you pass
Online registration for the PRC ID and certificate of registration starts November 16, 2026. Before practicing, you take the oath (Section 25). Registration then gives you the certificate of registration and the PRC ID (Section 17). You renew the ID every three years after meeting the Board’s requirements, including continuing professional education.
Section 38 adds a rule for your paperwork. Your documents as a consultant must show four items. These are your certificate of registration, your PRC ID, your PTR number, and your APO receipt number. Each one also carries its date of issue and validity.
Consulting work often sits beside other licensed professions on a development project. Boards we follow include the architect board exam results, civil engineer board exam results, and landscape architect results.

Board accreditation. A salesperson takes no board exam (Section 12). Section 31 requires accreditation by the Board. The salesperson then works under the direct supervision and accountability of a licensed real estate broker.

Three licenses, one board
Real estate consultant board exam results come out after the revalida, so one list settles both parts at once.
Consultant, broker, appraiser: one Board, three separate licenses and distinct scopes of work. A real estate salesperson is accredited by the Board and works under a licensed broker’s direct supervision, without a separate licensure examination.
